In the competitive world of mixed-use developments, speed and accuracy during the tender phase can define success. For the Cimanggis Office and Apartment project in Depok City, PT. Roket Jaya Abadi achieved remarkable efficiency by leveraging Cubicost TAS and TRB. With just one Quantity Surveyor, the team completed all structural and architectural quantification for a 30,842 m² project in only seven days, while improving accuracy, transparency, and client confidence. Read on to see how digital tools transformed their tendering strategy.

Situated in the strategic hub of Depok City, West Java, the Cimanggis Office and Apartment is a 30,842 m² mixed-use development. Managed by PT. Roket Jaya Abadi, a contractor recognized for its technological excellence, the project faced immense pressure during its tender phase, where accuracy and speed in quantity take-off would be critical for success.

Project Challenges: Accuracy and Time Constraints

The Cimanggis Office and Apartment tender faced several critical challenges, especially with limited time available for preparation.

1. Risk of Oversight with Manual Calculations

Tight deadlines meant relying on manual methods carried a high risk of errors and inaccurate quantities. These inaccuracies could slow down the entire tender preparation process.

2. Inconsistencies Across Team Members

With multiple team members handling separate take-off elements, inconsistencies often appeared in both the reported quantities and the output formats. This fragmented approach made it difficult to consolidate and validate the final quantities. The lack of a unified system created extra work and increased the likelihood of mistakes in the quantities report.

3. Rebar Estimation Without Detailed Drawings

When detailed reinforcement drawings were not available, rebar quantities were often estimated using rough ratios or poundage, based on average rebar weight per cubic metre of concrete. While common in practice, this method risked miscalculations, particularly with critical elements such as overlaps and splices.

By leveraging Cubicost’s specific features for quantity take-off and rebar calculation, PT. Roket Jaya Abadi was able to tackle these problems head-on.

1. Import and Scale PDF Drawings Accurately

It is still widely in practice, where project uses both CAD and PDF format drawings. Cubicost TAS allows the team to import PDF drawings, Scale and Locate them accordingly on the same platform to accelerate the measurement process without compromising precision.

2. View Expression and Auto-Deduction Rules for Transparent Modeling

Cubicost TAS enables users to inspect for volume deductions, which are due to the measurement rules. This ensures all team members adhere to the measurement standards and can reduce the chances of duplicated calculations.

3. Rebar 3D Tools and SNI-Based Calculation Rules in TRB

Cubicost TRB’s built-in formula templates ensure calculations are aligned with the Indonesia standard, Standar Nasional Indonesia (SNI) that is used in the project. Its 3D visualisation tools help both technical and non-technical stakeholders in the project for better understanding of the reinforcement details during project discussions or clarifications.

By adopting Cubicost TAS and TRB during tender phase, PT. Roket Jaya Abadi experienced measurable improvements in speed, accuracy, and client engagement:

1. Improve Efficiency in Takeoff

This ability has helped to reduce tender preparation time and the QS team able to focus on analysis and cost optimisation rather than manual input process. For this project, PT. Roket Jaya Abadi only needs one quantity surveyor (QS) to finish all the quantification work (structure & architecture works for 30,843 m2) within 7 days, counted from the start of quantity take-off until tender bid document is produced). This significantly increases the productivity of estimation process, allowing the company to participate in more tender with the same manpower to increase the chance to win more bid.

2. Enhanced Accuracy and Transparency

Cubicost TAS has minimized the risk of double counting, providing more reliable quantities and precise cost estimations. The platform's clear, visual, and interactive models are frequently utilized in clarification meetings, offering stakeholders, including clients, a better understanding of the proposed project. After using Cubicost TAS & TRB, it is standard to use 3D model for clarification with consultant/owner for all tender in PT. Roket Jaya Abadi. It gives extra confidence for the owners regarding the validity of the bid offered by the company, further boosting the company image of professionalism.

3. Reliable Rebar Calculation

Creating formula manually can be time consuming. By utilizing standardized formulas in Cubicost TRB, the company can deliver accurate reinforcement quantities even under tight deadlines. Additionally, its 3D rebar model provided clients with a clear visual representation of reinforcement layouts and logic, significantly enhancing communication and understanding of the project's structural components. The ability of auto-detailing in TRB according to local rules immensely boosts the efficiency of quantification process.

Cubicost helps us stay accurate and efficient, even during high-pressure tenders. The visualisation and auto-calculation functions make it easier to align with client expectations.”
