About PT Jaya Obayashi and the Jakarta Office Extension

 

PT Pembangunan Jaya was founded in 1961 through a collaboration between private stakeholders and the DKI Jakarta government to drive the growth and development of Indonesia’s capital city. Project Challenges: Coordination in a Constrained Urban Site

 

Similar to other small-to-medium-scale construction projects, this project presents its own set of challenges. There are several critical coordination hurdles faced by Obayashi for the MEP works during the construction. 

 

1. Inefficient Clash Coordination

Due to the multi-segment of MEP works, it is time-consuming to switch between Revit and Navisworks. Thus, it slowed down the process of clash detection and design revisions in relation to coordination works.

 

2. Chaotic Opening Management

Coordinating structural opening can be a challenging process, especially when being done through an ineffective method. In this project, manual coordination of structural openings for MEP penetrations has caused issues, such as mismatches of opening dimensions, site clashes, and hiccups in project communication.

In addition, in the current BIM library of the enterprise, there is a limited amount of high-LOD (Level of Detail) Revit families with specific project parameters in relation to the MEP works that hindered the development of more detailed model requirements by the project stakeholders.
